Our bylaws permit up to 15 directors. If we have fewer than 6 directors or if a vacancy occurs during the year the board may elect a candidate for a term expiring at the next annual member’s meeting (every September). There is no such vacancy at present.

What We Do
Association Board meetings – All are welcome. This is when we plan our work and take actions involving commitment of resources or adoption of positions. We post the agenda on the Events page here. We e=welcome neighbors to suggest topics. Our board uses a deliberative process to form positions on upcoming City Council action and planning matters, including zoning variances, liquor license requests, and development proposals. Meetings are scheduled early each month to align with the City’s Zoning Hearing Examiner calendar.
We also discuss neighborhood issues and opportunities-such as Lead-Coal Safety efforts, crosswalk needs on Central Ave., and potential investments in community improvements. Occasionally, guest speakers join us to share information or request support.
Outreach Events – Neighbors connect, enjoy some food, learn about a specific topic and explore possible actions. Examples are the annual ice cream social for National Night Out, the 50% NM tax credit workshop, public safety meetings and guided architecture walks.
Newsletter – We publish a neighborhood newsletter every fall and spring. The fall edition has a fairly strict deadline because it serves as the official announcement of the annual members’ meeting in September. The spring newsletter is usually distributed in early April. While the Board oversees content, our volunteer newsletter team handles most of the work – identifying stories, recruiting authors, coordinating advertisers, designing the layout, and organizing distribution. We need around 25 volunteers for each edition to control cost compared to mailing.
Finances – The Board of Directors manages the association’s finances, ensuring responsible spending and accurate accounting. Our primary income sources are individual or business member donations and newsletter advertising. Wehave received grants from the county of Bernalillo to help celebrate Nob Hill’s 100 birthday in 2016, National Night Out, and Tree Canopy Restoration. Most of our activities are financially self-sustaining.
Focus Teams– The Board continually evaluates issues and opportunities affecting Nob Hill. These are assigned to one of 6 focus teams which evaluate potential actions. Teams seek the sense of the board regarding their actions and carry out initiatives endorsed by the board. If they need funds or want to express formal statements of position they need to request those from the board.
Information Clearinghouse– Neighborhood associations receive announcements about liquor license applications scheduled before the CABQ Liquor Hearing Officer and are invited to express support or opposition. When we receive these requests, we share them with our neighborhood email list for feedback. The Board considers this input and adopts a position.
The CABQ zoning ordinance (the IDO) requires property owners seeking Special Exceptions (zoning variances for example) to notify neighborhood associations shortly after application. Our Urban Planning Team meets with an applicant. The board reviews requests at its monthly meeting, where applicants present their case and answer questions. If the applicant cannot be reached or does not attend the board meeting, the Association typically requests that the ZHE defer the request which they usually do. The Urban Planning Team provides the Board a recommended statement of position. After discussion, the Board uses that recommendation to arrive at a statement of position on the request. The Chair of the Urban Planning team writes a letter to the Zoning Hearing Examiner (ZHE) summarizing the request, the Board’s deliberations, and position. The ZHE makes the decision based on all evidence.
The Board also reviews actions before other city bodies, such as the Environmental Planning Commission (EPC) and the City Council/ Land Use Planning and Zoning (LUPZ) Committee and may express positions on these matters as well.
Points of Contact – The Board maintains relationships with City, County, State and Federal elected officials, as well as various municipal departments. These connections allow us to communicate neighborhood concerns directly to these representatives and ensure that officials can share information and updates with their constituents.
Related Organizations – Nob Hill Main Street is a preservation-based economic development program that focuses on Central Ave. from Girard Blvd. to Washington St. District 6 coalition comprises neighborhood associations in city council District 6, represented by Councilor Nichole Rogers. NHNA works with these organizations on matters of shared interest.
Other forums – Board members may represent the association in other meetings on neighborhood issues. These have included Lobo Development, public input meetings on new UNM residence halls, city meetings on the Girard Blvd. Complete Streets Master Plan, and MRCOG meetings on the UNM/CNM/Sunport transit study.
